We undertake a rigorous due diligence approach to every prospective investment including arriving at a clear exit strategy and timeline before acquisition:

Quality Assets

  • Time Horizon: projects where major work completed and can be handed over in 2-4 years;
  • Committed receivables: Existing buyers have paid significant amount of purchase consideration and will continue.

Project Selection

  • Substantial Works Completed:  Minimum 50% of construction works should have been completed at time of bidding;
  • IBC Centric: Only Projects undergoing Corporate Insolvency Resolution Process (CIRP) under Insolvency & Bankruptcy Code, 2016 (IBC) to be considered;
  • Ownership: Land for the project owned by/leased to Project Company.

Financial Selection

  • Due Diligence: Robust and detailed due diligence is undertaken before any acquisition;
  • Impact: This includes a complete assessment that the project would meet our ESG & Sustainability promise.

Acquisition Under IBC

  • No Hidden Liabilities: All outstanding liabilities known and unknown to be addressed as part of the Resolution Plan;
  • Clean Slate Start: Resolution Applicant to start on a clean slate with past liabilities clearly resolved in accordance with IBC and applicable laws;
  • IBC: Timebound, regulated transaction process.
